The hotel couldn’t be better. Participants have their own apartment which comes with a fully equipped kitchen. Even if you are on your own, pop for a one bedroom for a extra room. This is especially nice for a long stay. I had a room on the ground level. It opened up to the patio which has a nice sitting area and tables and chairs. I often took my lunch out there, or a drink after a hard day touring in historic Florence. People do smoke out there, but not very much. The rooms are clean, clean, clean and there is housekeeping service every three days. Linens are bright white. The property is located a block away from the T2 Tram Line which gets to the historic area in about 10 minutes. I would stay here again.

I'll start with the positives so that the review doesn't sound too much like a rant, but if you check out the other negative reviews, you'll find this one much the same - I wish I'd read them more carefully before booking! The location is fantastic. It's close to the train station (though we managed to miss the entrance as it's on a side street and not noticeable, mainly as there were workers nearby improving the pavement). As you head southeast on Via Faenza, you'll find plenty of nice cafes and restaurants (try Rosalia Salad Gourmet for breakfast and L'Imperatore Ristorante Pizzeria for excellent pizza/pasta). The hotel is also close to popular attractions, such as the Statue of David at Accademia Gallery and Santa Maria del Fiore Cathedral. Even Ponte Vecchio is only 10-15 minutes walk. The reception staff were friendly enough and did allow us to check in early, something we hadn't expected. Sadly, that's where the good part ends. Our room was on the first floor opposite the main building, up a steep, narrow, poorly lit staircase. The room was quite large, with a sofa bed and two single beds that had been moved together to make up a double. However, it was very dated and in need of refurbishment: the walls were marked and chipped in various places, the shower door was damaged, and, worst of all, the air conditioning was useless - even on full blast, it did nothing to cool the room, not ideal when it was 40 degrees Celsius outside! We ended up leaving it on even while we were out to see if it would make a difference, but it didn't. The beds were also uncomfortable, and we slept poorly for all three nights of our stay (not helped by the aforementioned air conditioning issues either). The shower cubicle had also not been cleaned properly before our arrival, as we found used sachets of shower gel in the tray. Oh, and I nearly forgot to mention that the shower emitted an irritating, high-pitched squeal whenever the water was running! Given that this was the most expensive hotel of our Italy trip (covering five cities), we left feeling very disappointed and only the great location did anything to improve our enjoyment. I'd suggest booking elsewhere.

Giacomo was delightful. the room was fitted with all the amenities and the location close to the important local attractions like the Uffizi museum and the Duomo. I used it as a place to stay during my trip to Florence. It's a little far from the center of Florence, but you can easily get there by tram. The room had a great atmosphere and was very clean. Also, the breakfast is wonderful. It seems that they have a restaurant attached, and they serve a wonderful breakfast there. This is a hotel I would like to visit again.

I regret to say that our recent stay at Camplus Guest Firenze in Florence was a complete disappointment, and I feel compelled to share our experience to warn others not to stay here. To start with the positives, the room size was adequate and the bed was comfortable. The modern decor was also appealing, and the cleaning standards were satisfactory. However, the negatives far outweighed any positives. Firstly, despite being upgraded, our room on the messanie 1A floor suffered from appalling noise pollution from the common area as there was no wall separating our room from the common area. As the building primarily caters to students, the noise levels were unacceptable, disrupting our sleep and causing discomfort throughout our stay. The students should feel free to make noise in their common area, I just don’t know our superior double room (we even bought an upgraded room) was placed there for paying hotel guests when this is clearly an issue. The most alarming issue was the shared balcony, which posed a serious security risk. On the second night, we were awakened by loud music and discovered a group of people smoking and partying directly outside our room on our own portion of the balcony. This invasion of privacy and lack of security left us feeling unsafe and vulnerable. Despite raising the issue, and the situation was not properly addressed and upon checkout the staff member tried to make it out that the group were on another area of the balcony, which I was upset about as I looked out the window and I saw with my own eyes the group directly outside our room on our balcony. They also asked why we didn’t tell them to go away ourselves but as not speaking good Italian at all, we felt unsafe approaching a group whose language we don’t speak. Furthermore, the breakfast experience was uncomfortable, as we felt out of place among the other students. Overall, our stay was marred by feelings of insecurity, discomfort, and sleep disturbance. Despite paying a significant amount for our stay, the service and amenities did not meet our expectations. Moreover, management's lack of response to our official complaint email is concerning. Despite offering a mere 50% discount on our next stay within the year, which we declined as we do not plan to return to Florence within that timeframe, they have refused to offer any compensation for our current stay. In conclusion, I strongly advise against staying at camplus guest firenze in Florence. Our experience was unacceptable, and the lack of proper response from management only adds to our disappointment. Please reconsider before booking your stay here.

Our apartment was very well equipped for everything you would need for a few days in Florence. Very spacious and clean and a high standard of accommodation. Kitchen was well equipped (not that we cooked as ate out all the time) but great to have a good sized fridge and kettle etc. The lounge area was lovely and nice to open the windows to hear the street bustle below, but it was actually very quiet at night despite being so central. His and hers bathrooms were great to have but the shower in the jacuzzi bath that joined the two would prove an issue for anyone with mobility issues as you had to step over the high edges to get in/out. My only issue with this apartment was the air conditioning and it’s been mentioned on reviews here before. You simply could not get it colder than about 23/24 degrees and given the outside temp was about 40 degrees it just wasn’t cold enough. In fact it was quite uncomfortable sleeping. We googled the instructions for the wall controls etc and didn’t get anywhere. To be fair we also didn’t complain to the management, so our fault there, but still it should have worked better.But I’m still happy with our stay here and would highly recommend.

This hotel was beyond my best expectations! We stayed in the beautiful room with the balcony and the view of the Duomo. The room was so impeccably decorated and furnished with a small kitchenette which included all we needed for our morning coffee. There was even a bowl of fresh fruit on the table! There was also a library that had a selection of coffees, contucini, and Vin Santo for the guests! The staff was very gracious as well. This was the last stay of our month-long trip to Italy, and I cannot imagine a more perfect ending than what this hotel provided!

We were looking for an affordable space for our 4 day stay in Florence and this was perfect. We had a very spacious room with a great view! Staff were incredibly kind and provided excellent recommendations. Tram and main train station of Florence was walking distance which was very convenient. There was a laundromat across the street that was easy to use which was very helpful and a couple of coffee shop options nearby for the early Morning. If you’re looking for something convenient, spacious and affordable this is a great option.

Self-contained parking, suitable for self-driving, 15 minutes drive from the city, breakfast is simple and self-service, the room is very large with the kitchen, quite satisfactory! There is a supermarket nearby that is not expensive!

I honestly don't know why there are such mixed reviews for this place. The rooms were huge. After being in a tiny room in Rome, this was a nice change. We had a family of 6 who shared the 3 bedroom suite on the first floor. The rooms are a little beat up as far as needing some touch up paint here and there but everything worked fine. The bathrooms were nicely redone. The breakfast next door was good as we finally had a latte made by person instead of those gross automated machines. If they did some minor cosmetic upgrades to this place, they could charge way more $$. The only issue we had was trying to do our laundry in shared laundry room. The dryers were very slow and 1 did not work at all. We ended up having to walk to a laundromat to bring our wet clothes to so we could make our flight in time. The location was great as we walked to the Duomo and many restaurants. At first I thought the location looked slightly sketch but after being in Naples, this area felt super safe. I'd definitely stay here again based on location and size of the rooms.

This hotel is very tall, the suite is very spacious and tall, the bathroom is newly renovated, very clean, the dining room kitchen is complete with cooking utensils, the kitchen table is clean and tidy; the bedroom is bright and comfortable. The room was decorated with many watercolors, and the painting style was light and elegant. I took a few landscape paintings. Love this room very much. Highly recommend this hotel.

The advantage here is that it is very convenient to walk 14 minutes from the train station. It is acceptable to walk to the old town of Siena for 20 minutes. The price is beautiful and very moving now. The environment is superb. I saw the deer in the garden in the morning. The manager proudly introduced that four deer babies were born this year. Instantly, I feel that this place is outstanding, especially suitable for creativity, works, and results. Every morning, the window is opened, and the fresh air on the hillside is poured into the room. People have a clear mind, inspiration, and a new look. It is a good choice for a temporary stay away from the hustle and bustle. Breakfast at 8 o'clock, not self-service, you need to tell the manager what to eat one day in advance, they are ready, every day when they enter the restaurant, they see the breakfast neatly placed on the table, and the service is in place. The restaurant wall is a trekking pole handmade by the manager uncle, each of which is made into a small animal image according to the natural shape of the branches, and the eyes are painted, which is very flexible. It is very popular. It is said that many people buy it. The layout, furniture and facilities in the room are all strong Italian style, some retro atmosphere, old objects are very reassuring. Safety and health, no worries. The temperature in Italy in December looked more than a dozen degrees, but it still felt wet and cold outside the rain, the room was heated, the ground was warm, and I could walk barefoot. The manager has been studying the main different habits and preferences of people in different provinces in China, but found that China has a large number of people. She has not understood it. Haha is so cute. Language is not a barrier, what really makes people communicate smoothly is a heart, I feel it here. I hope I can come and live for a while next time.

We had a big and wonderful, modern apartment with lots of furnished outdoor space. Really, this was a dream to move into. A huge sofa, super comfortable as are the chairs. A large fireplace, lovely dining room and an almost new kitchen with all kinds of equipment. The beds and linen was very good, large bedrooms with lots of cupboard space and chests of drawers. The bathrooms was superb, large with a double sink, large bathtub and shower cubicles. Bathrobes and slippers. Right outside there is a lovely swimming pool with a beautiful view of the city and countryside. We felt it a little cold in October, but it must be wonderful on hot days. No breakfast is served, but the apartment is stocked with lots of bottled water, yogurt, cereals, milk, butter, tea, coffee - etc. A large cabinet full of nice crockery, glasses, dishes and bowls - more than enough. There was also a full bookshelf and a huge TV. FonteLiving is just a short walk from the city centre, just meters from a pharmacy and a small grocery store and around the corner there is a fantastic restaurant - no need to go any further.. Here you have everything and the city is located in a great area close to many other nice small towns. And not least, our contact, Enrico, was fantastic. He welcomed us with a smile and showed us around the house and to the free parking right outside. He was quick to answer questions, always with a smile. Really outstanding, You couldn't get better service. Thank you very much for a great stay! We look forward to the next time!
