The Sycamore Guest House

Went to York to see Christmas market,so looked for somewhere that was a a short walk from the centre. This is a quaint period property that is privately run. The host was very helpful and nothing was too much bother. Would certainly stay there again.

Very well placed but quiet spot close to all of York's sights and only 10 minutes from train station. Fabulous breakfast and both Spiros and his son were great hosts. If you like antique furniture and quirkiness whilst retaining the essential mod cons you'll love this b&b.

Our host Stavros was an excellent host from start to finish. He made us feel so welcome. room very small but very clean, external bathroom small but fine for us. guest house in general very dated , however this gave us the comfortable cosy feel.

Rommet vi bodde på var hjemmekoselig innredet, og sengene over gjennomsnittet komfortable. God og variert frokost i hyggelige omgivelser. Topp service fra vertskapet!

The guest house is within easy walking distance of York railway station. On arrival I was warmly welcomed by Spiros; I was a bit early so my room was not ready, but it was only a short walk to the city centre where I did some shopping. By the time I returned, my luggage had already been taken up to my room. The room itself (no.4) is quite compact but as it was just me staying there was no problem. A large person would have difficulty with the toilet/shower room which is very small. The accommodation was tidy and comfortable. From other reviews, I expected I would hear noise from other guests but it was very quiet. Breakfast was lovely, in particular the very large cafetière of coffee which was excellent. All in all, a lovely quirky old house offering clean, comfortable accommodation in an easily accessible location for all of York’s attractions. I would give a special mention to the host, Spiros, who is really helpful and friendly.

Host was nice enough, and location was good. Can’t speak for other rooms. But my room in particular was on the top floor, was really small and had a detached private bathroom that was also small and inconvenient. Although the bathroom situation was disclosed, the tight spaces and inconvenient access were not. I also needed to leave very early and made the room available for most of my stay and wasn’t offered even part of the payment back. I realize that’s policy. But some flexibility considering the very early departure would have been nice.

The one star is for the proximity to York and £2 per day parking . Please don’t be taken in with the outside photos of property as they are fine . Upon arrival after driving four hours the fist thing we were told is no shoes on the new wooden floor of breakfast room . Alarm bells were set at that point . Double room 6 was the grimmest most depressing room I’ve ever in forty years of travelling been to . Wallpaper botched together . Tired decor . No PAT tested stickers on any electrical appliances . We were scared to plug in an old heater we found in the musty wardrobe. The shower was a joke and ceiling of it full of mildew . I have asthma and our 6 night holiday ruined by never feeling clean with the cheap shower gel . No shampoo or conditioner. Bizarrely they clean the room every day even doing the stupid v on toilet roll but seem oblivious to mildew. We only had a few breakfasts in our socks . Freezing feet . We asked to move room or move out and they were full and we stood to lose too much money with *********** and were told it was a gentleman’s residence and in no other words not meant to be a hotel , so why run it as one . Too many rooms all on top of each other. If you want sophisticated York stay this is not for you . Very tired and run down bedrooms yet they always cleaning hallway. We stayed out in rain rather than spend time in room . Dreadful experience . We love York too.

Staff were friendly and very helpful

We stayed here at this B&B guesthouse for a few days and we picked a great place. It's a short walk through the park to city centre. Parking outside is available on request. The owners are really nice couple, very helpful and great cooks!( Spiros &Elizabeth). Breakfast was excellent, loads to eat and very filling. Our room was very comfortable and clean. We would book here again.
