If you can, do not stay here. Parking staff were friendly and showed us where to park. The roads in tulum are a nightmare. no shoulder, no parking. so that is one of the few positive things i can say is that they have parking. However, it was raining heavily when we arrived, the roof/ceiling is thatched and it definitely leaks. We had 2 rooms and both were leaking. Several leaks in the bathrooms and one of the rooms had leaking over the main bed. not a small leak either, like fill up buckets leaks. You could see they tried to stop the leaks previously because there was black tarp showing on the inside of the roof/ceiling. The air conditioner could not be adjusted and it could not keep up so it was humid in our rooms and not the coolest. After we checked in, the staff wanted copies of all of our IDs/passports including the minor children in the rooms and were pushy about it. But it was all after we were checked in and in the rooms. Then they came to us asking for more and wanting this and that. They wanted to take pictures of everyone ids because the scanner was broken but i feel like the requests and back and forth was not coming from staff but either management and/or owners that were not actually there. Then after confirming a cot for one of the rooms 2 different times with 2 different people prior to arrival and being told there was no charge, they came to us on day 2 wanting additional money for each night the cot was used. The rooms were not the cleanest and smelled "dusty." Staff working there were seemingly friendly but you could tell all the additional requests and hassle we were receiving wasn't coming from them, but coming from either management or owners that weren't there but pulling all the strings. Also, when we booked the room, we had read reviews that the music at the nightclub near it was loud. But oh my goodness, it was as if we were in the nightclub while in our rooms. I am not sure if it was because of the thatched roof or thin walls, but it was SOOOOOO loud until about 1-2am in the morning. Our bathroom window that opened to the street would not lock shut, the lock was painted over. We had to rig it to make it feel a little safer and not like anyone could just climb into our room from the street. Free breakfast is advertised on the booking but definitely not offered unless you ask for it. The bathroom water seems salty when you shower. i am not sure if it is recycled or filtered from the beach or what. but it feels like you are showering with beach water. On the day of check out, check out isn't supposed to be until noon and they cut the water off to the rooms way before noon. Only other positives i can think of, is they have a backup generator if the lights are out and the AC still works. And the beach area in front of the hotel is nice and they have some chairs and stuff available which is nice. But the drinks are expensive at the resort as well. 300 pesos for a mixed drink is what we were told. that is roughly $19 USD and
