my company booked me in for 1 night, on arrival the staff were very nice, got to my room had a single bed which was very comfortable. there was a TV and a small fridge which I thought was a good touch, and microwave a as well. The staff were very helpful i needed something printed, and the owner was more than happy to help. location is also good, near the time with a few minutes walk. overall my staff was what i needed

I while defently get back here with my wife matt and her wife is so great help alot if you are respect full don't expect 5 star service but expect people there is lovely and help full if you have a question or you need a taxa the will help you there will be clean towels and lovely people to talk two we give 5 star on the service from us tank matt and wife see you another time Kevin and Maria from denmark

Nice budget no frills guest house in the city… great place if you’re looking for value for money. I think the price slightly increases during peak times but then again so does it everywhere. Fridge in rooms was an added bonus which kept our drinks chilled. location within walking distance and parking for our car.

Comfortable bed and pillows, en suite shower/wc with toiletries and towels. Good tv and microwave, fridge and tea/coffee facilities. 5 mins walk to main shopping street and lots of restaurants inc a Wetherspoons for cheap all day meal options (no meal options at guest house). Surprisingly quiet street for good night's sleep. Friendly welcome on arrival. CCTV at the door, felt very safe there. Would definitely recommend.

Location, comfort & value were greatly delivered by this great find in central Southampton! Lovely beds, shower & free car parking- what’s not to love?! Hospitality was good as owners helped with luggage & lots of great touristy tips!

I was a little apprehensive at booking but saw the good reviews and I tootally agree. The place is spotless and the proprietor very helpful and friendly. Some rooms have private bathrooms but I took a shared bathroom and it was fine. The room was spacious and well ventilated and the bet very comfortable. Flat-screen TV and microwave AND fridge and table. What more could you want? And FREE parking

The trip to Southampton post to spend time with family we had not seen for quite some time. We were really after is a bed a room where we can make a cup of tea have a sleep and then carry on with seeing a family. On the first night one of the other guests appeared to be cross and we heard very clearly in our room and arguing exceptionally loud which sounded as though they were on the phone while having their very loud say! And if the arguing and shouting lasted a few moments fair enough we all have those days, but this one on and on and on to a point we decided to leave the room to Scape having to hear the very very loud mail shouting his opinion to whoever was on the receiving end of this. As we left I confirm the room number and sent a text message to the owner to say we had to leave as we hadn't arrived at this place to hear somebody else arguing. My text message was asking for help nothing more nothing less. Again my text was asking for help. I sent the text we left in our car and I was driving a point when the host tried to call me. The house may not realise it's illegal to answer your phone while driving so I was unable to answer either of the 210 she tried to call us. She didn't sent a text saying isn't it funny how you not answering your phone. With this comment she also suggested we left her her property given now he was after 9 pm we didn't Want to be search for Sabraaj to stay but we already paid stupidly high money to rent a very small and clean room from this person. I wasn't prepared to unpack and repack everything and move out just because one of her other guests couldn't control the volume of their vocal chords. On our return to this property the house was waiting for us and immediately started raising her voice saying I'm not so many words we were lying about her as a guest being so loud. She then decided to ask why the person staying in the room between ours and where the noise was coming from haven't complained. She claimed what we were saying was on true otherwise other people would've said something and given she was directly below is where the noise was said to be happening and she hadn't heard anything we were obviously lying. She raised her voice, she was hostile, rude, somewhat aggressive, and then started referring to us leaving along the lines if you don't like this place and why don't you just leave she also refer to this in a text message. So I asked for help with a noisy guest and I'm instructed new enough to leave? She then refers to the other guest being a regular customer never any complaints raised before. This may be the case but on this occasion they were very loud very vocal and certainly disturb the peace we Expected when we paid a great deal of money for very shabby little room. If you're happy to be shouted it towed to leave late evening and given no help when you requested this place should be fine. The room is filthy clearly a cleaning schedule needs to be improved I have pictures of the shower which we

The owners wife lies. She telephoned our home twice qafter our one night stay screaming abuse down the phone to my husband and myself about our honest review on room 4. Plus charged £85 for bed and breakfast got no breakfast or refund. She called us both stupid old people for review it was a bombardment of abuse she kept screaming until I put the phone down. Disgusting behaviour for an owner of a guest house. I have read numerous ones receiving similar abuse when reviews do not suit her even the smallest complaint and she cannot accept and should not be allowed to abuse customers. We never even met her. A man gave us key to room on arrival never saw anyone after this not even when leaving.
