B&B Roma Royal Residence

Stayed in a double and triple room (my wife and I in one and 3 children - 21, 19 and 14 - in other) in March/April 24. Superb location for all the main sites - walking to Trevi, Pantheon, Colloseum and 15 min bus to Vatican. Very clean, excellent staff and good breakfast - meats, breads, cakes, fruit, yoghurt. Building full of character, great comms and assistance throughout. Highly recommend!

Fantastic place near all the major touristic attractions The room are very clean, comfortable and the staff was great. The breakfast is Italian and international. Great coffee. Definitely We will stay again in this guest house. Thanks for all Happy new year

This is not a luxury hotel but it is fantastic value and you get what is described and more. Check in was quick and someone was there to greet us when we arrived. The room was clean, neat, and had plenty of space and storage. The breakfast is ample. The staff were very friendly. When we explained we had a very early return flight they supplied us with extra breakfast items the day before our departure. The location was perfect! It is a 15 minute walk from Roma termini train station and a 20 minute walk to the Colosseum. There is lots of shopping including groceries close by. There are quaint restaurants with outdoor seating right at your door step. One evening we were serenaded by the owner a wine bar while we ate our dinner on the street just outside of the hotel. ❤ We loved our stay and would definitely go back when we are in Rome.

A surprisingly honest and cozy B&B in the heart of Rome, nearly in the center of everywhere ! It's a very nice choise when you're looking for accommodation either for holidays or work. Located near bus & Metro stations, with stores, restaurants, supermarkets, café etc in 1 minute walk. Small but clean air-conditioned room for 2-3 people (B5) with it's own private balcony, which was awesome! (I beleive the room photos in their site are from building A). Simple furniture but with comfy mattresses, WiFi and a big flat ΤV and fully renovated bathroom. They even had espresso machine with capsules waiting for us on arrival! Very-very-very friendly and helpful staff and quite rich breakfast, served in our private balcony! I'd like also to special thank Alessia for preparing our breckfast for the check out morning and leaving it to our room from the night before, because we had to leave at 6:00am. Overall, we didn't find anything we didn't like and believe me, we've been in several B&B in the past. I really recommend it to anyone going to Rome and I can't wait to go back again. Me my wife and my son, really enjoyed staying there! Thanks for the hospitality! 😊

Unbeatable location in a beautiful Monti neighborhood. Great staff, very helpful and friendly. We faced an issue with the safe which was taken care of immediately, with a big smile. Very good breakfast. Wish we had more nights there.

Well located. 15 minute walk to termini, great staff, comfortable room and good breakfast. Affordable and a few good restaurants under accommodation. Taxis and buses close by also supermarket. Great value families or couples

Alessia and her b&b is a scam! Don´t go there because once you have payed, you won´t hear her anymore. We had a voucher, that we could use whenever we want, but when we wanted to book, she said that isn´t was vallid

Since this is a B&B, there is not a front desk or a person to go to for help. Phone numbers are provided. There is a housekeeper, however she doesn't speak a lick of english. The owners have not set her up with a translation app on her phone, so she cannot communicate with anyone. Not her fault, but the owner should anticipate this issue. The room didn't look like the pixs. The big issue was the air conditioning and hot water. It was 28c. when we arrived, 88 degrees. It took hours to cool down. The next day we left to sight see, upon return the housekeeper had pulled the exectricity card and the room was again 88 degrees. Miserable! It was so hot that my cpap nose pillow melted and was gooey and unusable. Also, there was no hot water. So, miserably hot, ice cold shower, did not sleep well. When we comunicated this info in the review on ***********, the owner responded with a childish tirade complete with a personal insult on my age and nationality, with excuses that electricity was expensive, and finger wagging that I should be ashamed for my review. I was particularly impressed that the owner left the country and went to South Africa for vacation instead of attending to his business. My feeling is that ownership doesn't really care about the guest experience. I really don't believe he understands the guest experience at all. Also, the below question asks if there is a safe. Yes, but the instructions were not for that safe, so it was unusable.

Upon arrival, no one had informed us it was a self check-in and that no one would be there to greet us. We were told to go up staircase B the night before, and after arriving in one reception, we were then told to go back down into the courtyard and up to staircase C. Not easy when lugging a suitcase around. Our room key was waiting for us in a key safe where the code hadnt been changed and anyone could have accessed it. There was no storage for the clothes bar a wardrobe with 2 coat hangers inside and when we queried via WhatsApp we were told to wait a few hours and someone would drop them off. We soon found out the safe was locked and the only way to change the combination was to access it from the inside. We were also told this would be changed for us later when the coat hangers arrived. I asked what time would this be as we hadn't yet eaten and had been traveling for 12 hours and they couldn't give us an accurate time. I then asked what could we do with our passports and money until the safe was opened and we were told to just leave them out as they had cctv and no one would break in! This was when we found out the door didn't lock properly from the inside! I told the owner that I wasn't happy just leaving 1000 euros and 2 passports out for anybody to see and he told me I should just carry them on my person like I had done for most of the day! Customer service was atrocious, at this point we had had enough and told him we were going to leave as the room wasn't suitable to stay in and we didn't feel safe. To which he threatened us with the police if we didn't pay! We had to give him copies of our passports and pay over 100 euros just for the trouble of staying in the room for less than an hour. We had to go on *********** and find another hotel nearby which cost 200 euros more but was perfect. Needless to say, we will never return to this B&B and we hope no one else has to experience what we did.
