Property is a great location, quiet street and at first look presents beautifully. Access to a very nice gym is terrific. All items for kitchen are available. Towels are available a half block away.
But our unit was in perpetual shade and smells like mildew. All clothes in the closets and drawers will smell after a short stay. The condo had scented plug-ins but more were needed to combat the smell. There is no sunlight so after it rains, there is a puddle on the small terrace that never dried. We all got many mosquito bites. There was also a sulfur/sewage smell that would fill the condo several times a day. Truly awful. The pool is tiny as is the hot tub (warm tub). Always in shade. Closest beach is a bit away as the one at the end of the block is a fishing area with boats. We took 2 teenagers on this trip and leaned the hard way that we would have been much better off at an all inclusive with a pool. Not having access to a sunny pool or terrace and beach being a bit away was not ideal. 5th street gets old very quickly if you stay more than a few days. Overall I would not recommend this property or Playa del Carmen without an all inclusive type stay if you are traveling with any kids.
