"We stayed one night here with daughter and our partners and had a fantastic stay - shame it couldn’t be longer. We had the 2 bedroom apartment and it was really comfortable and luxurious - a kitchen and whirlpool bath were unexpected bonus. Would love to return. Can recommend Isabel’s Italian restaurant too - really great food and service."

"We traveled as a group of four. We stayed for one night in a room that sleeps 5. however there were only 4 chairs and three forks. It has been newly refurbished and the bathroom renovated. However the bathrooms already show wear and tear with stained grout and silicone. That was disappointing. The bathroom window needs to be updated. It still had the mash opening, so it will be freezing in winter."

This 3 bedroom eco-friendly escape is just 3 hours from Sydney, comfortably sleeps 7 - 10 guests. It is located at the highest point on Bylong Valley Way, enjoying magnificent views of the surrounding mountains, hills, and valley. Enjoy a twilight drink and bbq on the verandah while gazing at the changing colour of the sky. Night time is even better especially on a cloudless night when millions of stars will put on a spectacular light show.
The house is constructed from rammed earth making it energy efficient. The walls help keep the house warm during winter and temperate during summer. It is completely off-grid and powered by solar panels/batteries hence electrical appliances used are chosen for their low power consumption.
House does not use electric heaters as solar power/battery systems are not designed to cope with its high power consumption. Warmth is provided by a wood-burning fireplace. It can get very cold during winter adding to the excitement of your stay. Plenty of firewood will be provided during winter.
Water is provided by nature in the form of rainwater stored in tanks. Water from taps inside the house are safe to drink. Hot water is provided by the good old sun and heated on the roof top heating panel and stored in the roof top hot water tank. Water will not be as efficiently heated during winter or cloudy days hence guests should be conscious of hot water consumption during night time and during winter. The fireplace helps add heat to the hot water system as it is a wetback system.
The rooms comfortably sleep 7 people (2 guests each in bedrooms 1 and 2, and 3 guests in bedroom 3). Extra guests up to 3 can sleep in the living room using the foldaway beds stored in the closets and also the couch which is big enough.
No wi-fi is provided. We want you to experience a completely off-grid stay. But if you must use your smartphone, signal is quite strong for Telstra and Optus phones.
The toilet is separate from the bathroom.
There is also a laundry room although no washer or dryer is available. Laundry soap is provided for handwashing. Guests can also go to the laundromat located in the neighbouring town of Kandos.
The property is located in a rural country area where insects and wildlife are present, on occasion, small animals or bugs can find its way inside especially if you don't close the doors or fly screens fast enough.

3. At night time, conserve electricity as the house runs on battery power. Using too much energy may deplete the batteries and cause a power shutdown. please be wary of power use and only use the appliance that you need.
4. No smoking allowed inside.
5. Please only flush pee, poo, and toilet paper down the toilet. Anything else will instantly block the septic system. Our housekeeper checks the toilet on every clean, and if it’s blocked after your stay, your full bond will be deducted to cover the cost of the plumber call out, and or we will seek plumber costs through VRBO.
6. Pets are allowed, but not in bedrooms and not allowed on any furniture or beds. All pet excrement must be disposed of appropriately. (Please keep your pets secure as they can get lost in the forest/bushland. (Jamaicaville is home to various wild animals and thousands of trees)
7. Please do not tamper with the solar power system, water filter, pumps or tanks.
8. For your children’s safety, please accompany children at all times on the property.
9. From 1 October to 31 March all outdoor fires are banned. At other times of the year please check for any fire restrictions before lighting a fire in designated firepit. Please make sure the outdoor fire is extinguished when retiring for the evening to lessen risk of bushfire. Do not light fires on windy days and supervise children at all times.
10. Please turn off lights and appliances before you go out. during the night and when you check out.
CHECK OUT PROCEDURE
1. Please leave property in a neat and tidy state to avoid additional cleaning fees.
2. Please respect check-out times. (If we haven’t already arranged late check out for you. Late check out might be available if there is no other booking on that day, please contact us to find out. The space
We are approximtely 3.5 hours drive from Sydney Central.
The cottage is very private, fully self contained, tastefully furnished and nestled at the top of a hill with beautiful uninterrupted views, set amidst 150 acres of natural bushland. Old trails make for some fun hikes or rides for those who want to go adventuring and perhaps come across some local wildlife. The property has kangaroos, wallabies, wombats, echidnas, large goannas and you might even see some deer, goats or pigs.
Of an evening, watch the sunset and light your firepit (firebans permitting) or stay inside with the warmth of the large pot belly and enjoy a romantic evening with a partner, or fun with family or friends.
The linen press is full of old styled boxed games and there are plenty of books to read.
Mudgee boasts many fine wineries and tour operators that will pick you up from the property.
ACCESS: (VERY IMPORTANT to read before booking)
It can make the booking process quicker if you let me know upon enquiry that you have read this and are all ok with it.
This is a true country property with the cottage up a steep incline (oh what we do for views, remoteness, romanticness and solitude!). This is not city driving it is a country property with terrain to match. The access road to property is about 500 meters of dirt road which can be bumpy and uneven. There is a small shallow creek crossing which is usually an inch or two deep. Little and low cars aren't appropriate.
In Short: A 4WD or AWD SUV is the best, however if you are a confident driver a front wheel SUV works too. A small and/or low car is unsuitable.
If you do not have an SUV or AWD or 4WD, all is not lost, some guests traveling in groups have parked their smaller cars at front gate and hopped into a friends SUV and travelled up to the cottage, we even had group on bikes at one stage leave their bikes down below and trekked up to the cottage! Where there is a will there is a way!
Technology and TV

There is a booster for full vodofone reception. For Testra it depends where you are standing in the house or on property. We don't have much luck with Optus.
Local channels available through lounge room large screen tv.
Download your own movies before you come and chromecast up to the TV or watch one of the many DVDs we have in stock.

Hotel em Gulgong
The cottage is in the Gulgong Showground which is on the edge of town surrounded by open paddocks. Early morning and late afternoon the kangaroos are out grazing.
It's only a short walk into town, about 1 kilometre.
Gulgong has one of the best museum in the country and well worth spending the day looking around. Short drive to our many local wineries. Lovely cafes and hotels to choose from to have a relaxing lunch or dinner.
The cottage is self contained with the usual basic kitchen needs.
