Pros Location. Rooms, hotel grounds The location is about 5-10 min walk to the main area of downtown with all the shops and markets. The property was very well Kept and clean. My room was spacious, the bed was very comfortable. The pool was a nice bonus after exploring all day. The property has a front gate so it made the hotel feel very secure and safe at all hours. Overall no issues with the hotel itself. Cons Communication and checkin I waited outside the gate for 40 minutes to check in because no one was at the front desk. I tried to call with no answer and ctrip also tried calling with no answer. When I finally saw got checked in the man on the phone said I absolutely did not wait that long and he has just talked me to (he did not). There was no apology for the wait or anything and it came off like that fact that I waited so long was a lie (I do have my conversation with the ctrip agent where we talked about both of us not being able to get ahold of the hotel). I had also asked them if they could help me order a taxi for 4am. The man responded and when I asked to confirm price he didn’t respond for 4 days at which point I had already checked out and left.

Beautiful looking hotel in a convenient center town location. Rooms are small but have everything you need. Food and drinks are great when they get to you because service is a bit slow so order with enough time. Nonetheless we were treated nicely by the staff. The rooftop pool and the view from there is gorgeous.

What we wish we had known before booking this hotel: - COMPLETELY ISOLATED. There is nothing around (super residential) and it was a $60 USD taxi ride to go to the center of Tulum ($30 each way), or pretty much anywhere else. So you need a car to stay there. - NO SWIMMING OR WALKING ON BEACH. There is sooooooo much sargasso/sea**** on the sand (like a 2 foot tall wall) and in the water (like sea**** soup), and coral + rocks on the bottom so we couldn't get in the water at all. And that's true of the whole area, on both sides of the hotel. It's also hard to walk on the beach because the sand is full of coral pieces, hurting the bare feet. Not at all what we wanted. - FOOD & DRINKS ARE EXPENSIVE. The food and the cocktails at the hotel restaurant were good, and some even very good, but the prices were almost California prices. And with no other options around, and no way to get anywhere, it got pretty expensive. - NOT LIKE PHOTOS. While the design of the hotel is beautiful and stylish, the place is in a state of disrepair. Looks like it's been open for more than 20 years, and it's not even 7... We thought we were booking a luxury boutique hotel based on the price, but it didn't feel like that in person. On the positive side, the staff was AMAZING. We loved everyone, and they made our stay pleasant even though we were disappointed in several aspects. Lucy, Luis & Fabian at the reception and Moises, Eduardo & Ricardo at the restaurant/bar were all wonderful!

A stay that could have been perfect but... When we arrived, there was no one at the reception or anywhere else. After waiting, we found on the counter a paper with our name with the name of our room and then found it, with the key on the door... (”hotel” with 6 rooms) The room is very beautiful and very spacious, with a balcony overlooking the pool. Equipped with a TV and a fridge. It was only when we wanted to go out to eat that we came across a lady who only spoke Spanish... we didn't see anyone else during our entire stay except the night concierge who also only spoke Spanish... When we returned, the guard at the barrier at the entrance to the residences asked us for a QR code to get in, which the lady hadn't given us... We learned that apparently security doesn't know how to generate QR codes except she wasn't aware of the problem (?!) So every evening, we had to explain to the various guards that we didn't have a QR code, show the Xaha reservation, they took a photo of our passports and the car's license plate! The rooms are cleaned every day but we found at least one surprise guest every day: cucaratcha, spider or scorpion! And the shower drain was almost completely blocked... The pool could do with more regular cleaning, as could the (shared?) kitchen which isn't very fresh. The lock on the bay window of our room was broken, so we never knew how to close our room completely when we were away. The worst was still the day of our departure: the day before we took the trouble to ask by Whatsapp what time the check out was since we had seen no one during our entire stay! We were told noon. On the day, at noon, no one at the reception! We called the 2 Whatsapp numbers that we had, went to the other hotel that is managed with the xaha and we even asked the guard at the barrier if he could reach someone for us! We would have left like that but the lady from the first day had 2000 pesos of deposit to give us back. Fortunately we had asked to get our passport back because basically, it was him who acted as a deposit! And without a passport, no plane! Fortunately also that our flight ”only” at 9 p.m. because otherwise we would have missed it!! I finally stopped the lady outside at 1:15pm and she told us she didn't know we were told to check out at noon! She barely apologized, she was almost laughing. So we didn't manage to go eat in Akumal as planned before heading to Cancun. In short, I totally advise against this ”hotel” which is extremely poorly managed!! I don't understand how it is so well rated! Too bad because it is very beautiful and very quiet.

We reserved the private en-suite for one night as we stopped in to Cozumel just to go do some scuba diving. The reservation process was easy and it was hassle free. We received a code shortly after payment processed. Received a message with all of the info we needed and connected with one of the people from the property management. We ended up getting in late evening but we actually got to meet the owner of the b&b. She mentioned to us that it was the first b&b in Cozumel. It was a very comfy and homey vibe. Definitely recommend checking it out. You definitely get your bang for your buck with the en-suite. Clean and comfy. A/C and fan worked great. Warm and cold water. Did the job for us to get good rest before a day full of scuba diving. They also let us store our luggage for the day after we checked out and went scuba diving! They are very kind
